DELTABEAM® Solves Challenges While Meeting Installation Schedule In Podium Project Located in Minneapolis

1400 Park Avenue is a 246-unit, 6 story, mixed-use apartment building project in the heart of downtown Minneapolis. A total of 13 studios and nine penthouse suites are scheduled to be built in the new "1400 Park" apartment complex, as well as one, and two-bedroom apartments between 715 and 1,500 square feet. A green space will be provided in the interior courtyard of the building, which will feature 18,500 square feet of green space above two levels of underground parking for 280 vehicles. There are several amenities included in the project, including swimming pools, spas, patios, bars, grills, and seating areas.

While the development and management of the project was partnered between Weinder Apartment Homes and Hunt Development, a holistic design approach was used by BKV Group, who provided structural and architectural engineering services. Molin Concrete Products provided structural precast concrete elements and Big-D Construction served as the general contractor. 

1400 Park Avenue is Peikko's first project featuring DELTABEAM® Composite Beams in Minneapolis. By integrating DELTABEAM® with standard precast elements within the transfer slab, a 2-hour fire-rated slim floor assembly is provided in critical areas of the building resulting in easily eliminating coordination problems. 

“Based on the expected construction schedule, and with headroom issues in various bays of the structure, implementing DELTABEAM® into the design was the only solution which could solve the challenges of the project while meeting the installation schedule,” says Lionel Dayton, associate partner and senior structural engineer at BKV.

In key areas throughout the project, DELTABEAM® was able to successfully reduce floor-to-ceiling height in crucial locations.

David Canuel, the Peikko project manager for 1400 Park says, “precast concrete transfer slabs can be a challenge to design. On 1400 Park Avenue, We were able to coordinate with BKV, precast trades and the general contractor to effectively implement DELTABEAM® in key areas of the transfer slab to reduce the overall beam depth and allow for easy mechanical design. ” 

With DELTABEAM®, it is possible to effectively reduce the overall beam depth and simplify mechanical design when dealing with precast concrete transfer slabs.

The construction of 1400 Park Avenue was completed in the summer of 2021.
